The multi-phase Iberville on-site redevelopment transforms the 23-acre Iberville Public Housing Development into a vibrant, mixed-use, mixed-income community.
HRI Properties, LLC is developing this project for Historic Restoration, Incorporated. The multi-phase redevelopment transforms the 23-acre Iberville Public Housing Development, built in 1942 and located adjacent to New Orleans’ famous French Quarter, into a thriving community.
The redevelopment of the Iberville site, including the reintroduction of the street grid and construction of new utilities and public rights of way throughout the site, significantly contributes to the revitalization of a large portion of the City of New Orleans: the Iberville/Tremé neighborhood. Spurred by the on-site redevelopment, the Iberville/Tremé plan will transform the physical site and structures, provide for the neighborhood’s social and cultural needs, and improve the economic and retail vitality of this historic neighborhood.
Through a combination of historic renovations and new construction, the Iberville redevelopment will create approximately 700 total units offering on-site parking, fitness centers, community spaces, a computer technology center, neighborhood parks, and other programmed outdoor leisure areas. The historic buildings are renovated in accordance with the U.S. Department of the Interior’s Standards for Historic Rehabilitation and are complemented by the new construction of multifamily buildings and townhouse buildings. This thoughtful combination of new construction and rehabilitation ensures that the revitalized site maintains a physical link with its history while providing modern amenities and conveniences.
The reborn Iberville site, now named “Bienville Basin,” includes 496 completed units and has an additional 130 units currently under construction. The final on-site development phase is to create 56 units and began construction in December, 2017. Completion of the overall Iberville redevelopment effort is anticipated in early 2019.
Phased components of the overall Iberville on-site redevelopment, now transformed into the Bienville Basin mixed-income community include the following:
- Phase I (152 Units): Completed August, 2015
- Phase II (75 Units): Completed August, 2015
- Phase III (105 Units): Completed July, 2016
- Phase IV (164 Units): Completed June, 2017
- Phase V (80 Units): Completed March, 2018
- Phase VI (50 Units): Completed March, 2018
- Phase VII (56 Units): Completion Anticipated January, 2019
