The development is the second phase following HRI’s transformation of the original section of the Rex Garment Factory into a thriving 37-unit artist community, Bywater Art Lofts I. Located across the street, Bywater Art Lofts II created an additional 30 units of mixed-income housing to serve the needs of local artists. Twenty-seven 1-bedroom units were created within the existing warehouse structure, and three 2-bedroom new construction townhouse units were built on the adjacent vacant property fronting Independence Street.

Amenities include on-site property management office, off-street parking, bicycle storage, community areas, common studio/gallery space, and a vibrant park/sculpture garden.
